What This Loft Boarding Estimate Can And Cannot Do

Loft boarding is often sold as a neat way to create storage, but the structure below the boards may only have been intended to support a ceiling, insulation and light maintenance access. This calculator helps you add up the visible loads: the boards themselves, stored boxes, a person walking or kneeling on the area and a simple allowance in kg/m2. It is useful for deciding whether your plan is light, borderline or clearly beyond a cautious storage allowance.

The calculation cannot inspect joist size, timber grade, span, age, notches, holes, water damage, roof type, binders, insulation depth or the way load transfers into walls. It also cannot decide whether boarding changes fire safety, ventilation, electrical access or Building Regulations duties. If you plan to use the loft as a room, office, hobby space, regular walkway or heavy store, treat that as a structural and building-control question rather than a storage calculator result.

Worked Example: Seasonal Boxes In A 12 m2 Loft Area

Boards First

At 8 kg/m2, boards over 12 m2 add 96 kg before a single box is stored. Board weight is easy to forget because it is spread out and hidden once fitted.

Stored Items

Adding 180 kg of boxes brings everyday storage to 276 kg, or 23 kg/m2. That sits below a 25 kg/m2 light-storage allowance, but only by a small margin.

Access Load

If a 90 kg person is added over a 2 m2 access area, the access case rises above the everyday case. The calculator shows this separately because short-term access can create the highest local load.

Board Packs

With 1.2 m2 per pack and a 10 percent trimming allowance, the calculator rounds up to 11 packs. Pack rounding is for buying boards; it is not part of the structural result.

Calculation Method

The method uses area-based loading because loft storage advice is commonly discussed in kg/m2. It keeps the access case separate from the everyday storage case, because a person standing in one area is not the same as boxes spread evenly across the floor.

The result panel highlights the access case because it is a better warning signal than only adding boxes. A loft can look lightly loaded until someone climbs in to move items, stacks boxes at one end or stores dense goods such as books, tiles, tools, paperwork, paint tins or exercise equipment. Dense loads should be treated with extra caution.

Before Boarding Or Adding More Boxes

Stop and get advice if the loft has trussed rafters with web members, long ceiling-joist spans, damaged timber, signs of movement, damp, missing supports, recent roof work, a planned office or bedroom, water tanks, heavy tools, gym equipment or dense archive storage. Do not cut truss members, notch joists, compress insulation around cables, cover electrical junction boxes without access or block ventilation paths.

  • Measure actual boarded area rather than the whole loft footprint.
  • Keep boxes spread out; avoid stacking heavy items in one corner.
  • Label boxes with approximate weight so future storage does not creep upward.
  • Maintain safe access, lighting and a clear area around the hatch.
  • For habitable use, speak to building control or a structural engineer.

FAQs

Can I board any loft for storage?

No. Some lofts are suitable only for very light access, and some need structural work before boarding. Roof type, joist span, timber condition and intended use matter.

Does the calculator approve my loft as safe?

No. It is a screening tool for weight planning. It cannot inspect the structure or confirm that a ceiling can act as a storage floor.

Should I include my own body weight?

Yes, if you will climb into the loft to move boxes. A person plus carried items can create a higher local load than boxes spread across the area.

Why are books and tools a concern?

They are dense. A small stack can weigh far more than a large box of decorations, so the load may be concentrated even when the total number of boxes is modest.

Do raised loft legs increase the safe load?

They can help preserve insulation depth and create a boarding platform, but they do not automatically make the structure stronger. The load still has to pass into the joists or other supports.

When do Building Regulations apply?

If the loft is being converted into a room or regular occupied space, Building Regulations are likely to matter. Storage boarding alone is different, but fire safety, structure and access still need care.
